New Commercial Asphalt Paving Construction

The sub base (foundation) is the beginning of all high-quality asphalt construction projects, and this is an area where Espina Paving spends a great deal of energy. We start with crushed rock from a local quarry for the very foundation of the sub base. We use vibratory grade rollers to compact this crushed rock into a smooth, hard, ready-for-anything sub base. The second layer goes on next: a base asphalt with thicker, larger stones that provide extra grip, extra depth and extra strength that unites the bottom layer with what will become the top layer: the asphalt that you see. This second layer is also smoothed and cleaned with our vibratory rollers. Our asphalt paving machines lay out the final, surface asphalt layer. The surface layer asphalt is made of smaller aggregate stones that compact into a very smooth surface for easy driving and water runoff. This surface layer needs to cool and cure for a time, after which we apply the traffic markings. Our experienced project managers lead the entire process, quality checking all along the way to ensure your new asphalt parking lot or road lasts for years without trouble.

Asphalt Overlay

Asphalt overlay installations involve laying down a new layer of surface asphalt over a previous layer of asphalt. An overlay can be applied when the underlying asphalt, which may be old, is nevertheless in reasonably good condition. Any small problem areas in the underlying, old asphalt layer will first be cut away and then patched before the new layer is installed. The key for asphalt overlay installations is that they should never be done on top of severely-damaged asphalt. It cannot go over severely cracked, wavy, sinking, or crumbling asphalt, or asphalt that has soft spots. If an asphalt overlay is done over bad asphalt, it will start to display “reflective cracking” right over the bad spots in just a few weeks or months.

Espina Paving is very particular about making sure to put the right procedures in place to avoid these problems and make sure that your asphalt overlay lasts the test of time. In addition to preparing the base layer, we use a process of edge milling to cut a heel that seamlessly connects the surrounding garage floors, sidewalks, aprons, curbs and streets. This creates a smooth, durable transition for vehicles moving to and from the asphalt overlay area. Many other Northern Virginia commercial asphalt paving contractors skip this step, which frequently leads to rapid asphalt deterioration that requires ripping out all of the asphalt and starting again from the top -- a horrible waste of an investment! If done properly, however, an asphalt overlay should look just like a new asphalt installation, with smooth surfaces, flush connections at the edges, and a long-lasting, durable presentation.

In some cases where an asphalt overlay is indicated, we may recommend installing a fabric membrane to increase the strength of the new overlay. It all depends upon the condition of the underlying asphalt. In these cases, we apply a layer of liquid asphalt cement down first, and then apply the fabric layer right on top of that. This technique creates a very strong, durable bond between the old and new asphalt layers, which prevents any underlying problems from spreading reflective cracking at the surface. This procedure can add many years of durability to your parking lot installation.

Seal Coating Maintenance to Protect Your Investment

Even the most durable, perfectly-installed parking lot will start to show wear and tear after a couple of years due to UV rays, oxidation, seasonal climate issues (the freeze-thaw cycle) and relentless traffic. Here in Northern Virginia, we frequently experience winter’s freeze-thaw cycle, from which no asphalt surface is immune. This is why we schedule regular seal coating maintenance with each of our clients to help them protect their asphalt installation investment. Based on traffic and climate studies of your location, we usually schedule sealcoating maintenance every two to three years during the warmer months. Before sealcoating, we fully clean the entire parking lot surface and fill all of the cracks that have formed on the surface with a rubberized crack-filling solution. After this, we apply the sealcoating agent. This will create an extra barrier against vehicle fluid leaks like gas and oil, as well as preventing water infiltration that can make the freeze-thaw cycle so hard on your pavement. Espina Paving uses a handheld sealcoating sprayer for complete, thorough and uniform application. We also apply two layers of sealcoat. The finished product is a beautiful, water-resistant, smooth parking lot that will last years longer than a parking lot without this maintenance.

Full Depth Asphalt Repairs

Alligator cracking, potholes, swells and depressions require full-depth asphalt repairs that dig all the way down to the sub base, where the problem likely originates. Espina Paving has special equipment and expertise to diagnose and accomplish these full-depth asphalt repairs. We start with a complete site survey to figure out what is causing the problem first. Then we remove the existing asphalt using milling machines. If we determine that the subbase is to blame for the asphalt failure, we remove this to the proper landfill in the area if we can’t reuse it. We then test the subgrade to determine the level of compaction and water drainage. All problem areas are then removed and we replace them with the proper materials, from the sub base on up, ensuring that the foundation is strong and secure. We then continue installing the repair as we would any new asphalt installation: with a tightly-compacted subgrade, a tightly-compacted stone sub base, then a strong base asphalt layer compacted with our vibratory rollers to remove any bubbles or spaces that would cause problems in the future. The surface asphalt layer follows, which is also compacted twice with the vibratory roller to ensure a very tight, smooth, durable finished installation. Any asphalt markings are then added once the repair has cooled.

Asphalt Patching

Potholes and major cracks are usually ripe for an asphalt patching project. Your Espina Paving project manager will assess the damaged area to determine what type of repair will create the most durable, lasting result. The areas to be patched will be marked, and then cut up to 8 inches around the perimeter with saws or jackhammers; whichever tool will create the most uniform edge in the situation. We remove the asphalt down to the sub base and take it to the applicable recycling center. Starting at the sub base, we re-compact the area with a vibratory roller. We then apply a tack coat to the vertical edges of the patch area to make sure the new asphalt properly adheres to the surrounding asphalt. Then two layers of asphalt are applied in the patch: the base asphalt and the surface layer, both of which are tightly compacted to remove any voids, and to make sure the patch is completely smooth and flush with the surrounding pavement. After that, we apply crack filling solution to the edges to keep any water from getting into the patch. Pavement markings are added after the patch has cooled and cured.

Infrared Asphalt Repair

This seamless restoration option prevents water from seeping into newly patched asphalt. It is also much less costly than milling, overlay, replacement and removal of old asphalt. An infrared repair involves 2-3 crew members and one truck, which requires only a modest investment. Before deciding upon an infrared asphalt repair, it’s important to understand the following two points about asphalt recycling:

  1. Naturally-aged asphalt pavement that has undergone sun and weather exposure over time can be recycled as the oxidation of light oils inside the asphalt is at the right level for recycling.
  2. Infrared heating to repair asphalt drastically speeds up the oxidation by raising asphalt temperatures to about 375 degrees Fahrenheit. If the pavement reaches 500 degrees, the asphalt burns, which makes it impossible to recycle.

After the asphalt has achieved the right temperature, we remove the infrared heater and are then able to re-work the pliable asphalt with hand tools. Sometimes, we need to add new asphalt to the repair to make it level and flush with the surrounding surfaces. Finally, we compact the repair and the spot is fixed and ready.
