Asphalt and Concrete Paving Services for HOAs: 5 Essentials

If you’re in charge of a homeowners association, you know that making your residential neighborhood a wonderful place to call home is a top priority. Nobody wants to live in a neighborhood that is poorly maintained; and that desire for quality goes right down to the pavement everyone drives, parks and walks on. Potholes, cracks and crumbling sidewalks are not welcoming, and they send an unappealing message about the HOA. On the other hand, a well-paved neighborhood is a sign that the homeowners association is responsible and cares about making the neighborhood a great place to live. Here are 5 essential paving services homeowners associations in Northern Virginia can rely on for boosting neighborhood quality of life. Contact Espina Paving today to schedule any of these HOA paving services: (703) 491-9100.

1.      Plan Plentiful Parking Space

Providing residents with ample, accessible parking is essential; it’s one of the critical curb appeal aspects people look at when deciding to rent or buy a home in your neighborhood. In fact, some residents are willing to pay a bit more for good parking, close to home. Is there enough parking space that is within easy-reach of residential dwellings? Is there easily accessible handicapped parking available? Also, are there designated and marked parking areas for service providers, utilities and repair vehicles that may need to access properties in your neighborhood without interrupting residential traffic? These are all critical aspects of paving services for homeowners’ associations, and they’re ones Espina Paving is well-equipped to manage.

2. Keep Lines and Markings Bright, Day and Night

Are your parking spaces clearly marked so residents and guests can navigate them any time of the day or night? Are the ADA-compliant parking spaces clearly marked and accessible for residents or guests with disabilities? One of the most-requested features many homeowners associations report for their parking areas is that the parking is clearly marked and that assigned spaces have the numbers painted clearly on them. It may seem like a small thing, but for residents, it is a huge help to have directional signs, parking spots and numbers clearly marked. So if your lines are faded or unclear, especially at night, it’s time to have them repainted.

3. Concrete Maintenance and Repair: Sidewalks and More

Sturdy sidewalks, curbs, entryways, dumpster pads, wheelchair ramps and concrete planters are not only conveniences in any well-appointed neighborhood, they’re essential. It’s important that homeowners’ associations regularly inspect sidewalks for damage, particularly after the winter is over. Cracks and uneven spots should be repaired to prevent tripping, injury and accidents. Good sidewalks also give residents more opportunities for walking and being outside, which can significantly improve quality of life. Concrete features such as stamped concrete and planters can also beautify the neighborhood, making it more pleasant and livable for the residents.

Our crew is paving a parking pot for a Home Owners Association in McLean, VA

This is a video of our asphalt crew paving a parking lot for a Home Owners Association in McLean, VA. Using a Lee Boy asphalt paver and a tandem Mack truck, we dump the new asphalt surface course into the hopper of the paver, and spread the new asphalt on the existing parking lot. The asphalt paver allows us to lay the asphalt in a uniform manner at a predetermined depth; in this case we removed the surface layer of existing deteriorated asphalt to a depth of up to two inches, and replaced it with a new layer of 9.5 mm asphalt surface course. After the asphalt is laid we use an Ingersoll Rand roller to compact the new asphalt and remove any voids of air making the roadway smooth for future traffic.

4. Regularly-Scheduled Maintenance Prevents Expensive Repairs

The most important thing to know about potholes in your neighborhood is how to prevent them, if at all possible. Regularly-scheduled sealcoating, crack filling and other asphalt and concrete maintenance jobs can help your parking areas and roadways resist water and climate damage much longer, which will help you protect your homeowners association paving investment much longer. This will also boost the value of properties around the neighborhood, making them more desirable to potential residents. If your streets and parking areas do end up springing potholes (look for signs of alligator cracking as an early warning sign), get them repaired as quickly as possible to prevent further damage and more expensive repairs. Your residents will appreciate your proactive approach to keeping the neighborhood in good shape, as well as keeping costs down by attending to smaller repairs quickly so they don’t become big, expensive repairs.

5. Scheduling Helps Reduce Access Problems for Residents

For the last three decades, Espina Paving has made a point of helping homeowners associations schedule pavement maintenance, repairs and installations to minimize interruptions and access difficulties for residents. With each HOA paving project, we strive to schedule work in ways that will help residents go about their business with as little interruption as possible.
